GOLD & SILVER AWARD'S CATEGORY WINNERNATIONAL GOLD RESERVE AWARDNulook Builders Own Home AwardMeridian Sustainable Homes $500,000 - $1 millionThe brief from the client was that they required an executive house of the highest quality, open plan living, separate zones to accommodate a busy family and to provide separate children's area. To work with the existing house structure and expand from there to provide a modern look new feel home. Excavation started in early November 2007 whilst the homeowners still resided in the existing house. Precast panels and floor assembly to the second story and demolition of the existing garage were all complete by December 2007. Wall and roof framing to the new wing were completed prior to any demolition being started on the existing dwelling. Great care and consideration had to be given to ensure that the homeowner's day to day lifestyle was not disrupted or affected adversely during this period of construction. By March 2008 the homeowners elected to move out to allow continuity of construction of the remainder of the dwelling. Construction consists of precast concrete panels to the top of the second floor from the garage basement area. Piling required to be done due to the sandy based soil. Timber framing has been used on the second floor to the bedroom wing along with Pryda truss system and the entire north wing is also all timber frame trusses. Harditex cladding has been coated with a Sika system along with all the precast panels to provide a consistent appearance to the entire exterior of the property. All aluminium joinery is double glazed and sealed with argon gas to provide additional insulation and heat retention. Roof cladding is Marshall Industry's "Tray System" with the optional extra of 15mm ply underneath to provide further insulation and bracing requirements. During construction whilst blending old with new there were challenging times faced by the construction teams but the end result speaks for itself. Insulation to walls and ceilings have all being applied using ultra pink batts over and above the code requirements. In doing this, heat retention and insulation has been maximised and the future gain for the homeowners will be in lower heating costs. Winstone Gib products have been used throughout the interior. Toughzone Gib has been used on all main thoroughfares, Aqualine Gib has been used in the wet areas and 13mm Gib has been used in all ceilings throughout. Quality fixtures and fittings show off this prime executive family home to its full potential but the positive functionally enables the home to operate as a very comfortable and workable family home. The separate living zones allow for adults and children to have their own space but when required also accommodate combined time for all family members at the same time. The executive kitchen is the main feature and the hub of this home. The solid granite bench tops and the Parbury Wrap joinery with soft closing hinges and drawer runners along with the walk in pantry all compliments this fantastic home. Much thought has been put into the functionally and workability of the house and this allows for dining, entertaining and socialising all to be pleasurable experiences and this is exemplified by the indoor / outdoor flow leading in and through the dining and living areas. With outdoor entertainment available on either side of the house no matter what the climatic conditions are there is always a zone available for entertaining. The profile and global positioning of the windows and roof lines enables maximum heat and light retention and therefore cuts down on heating and ventilation costs. Radiator heating throughout the property is powered by a diesel boiler which has joint control for the 300litre mains pressure hot water cylinder. This provides ample hot water supply and storage for the three bathroom, laundry and kitchen areas in this very busy home. Under floor heating elements have been placed in all tiled areas including bathroom, kitchen, laundry, toilet and hallway areas. Cavalier Bremworth carpet has been carefully and professionally laid throughout the house and great care has been taken to align and match up all lines in the carpet pattern. The executive interior finish with its sharp, clean, crisp lines is exactly what the client envisaged when the house was in the planning stage. The family admit to feeling safe, secure, comfortable and extremely happy in this home environment.
SILVER AWARD CATEGORY WINNERTop Gear Audio and Installation Retail & Business ProjectBlackwoods Paykels - InvercargillAmalgamation of three separate operating companies was the brief from Head Office. On one site and under one roof Blackwoods Paykels Protector Safety and Total Conveyor Systems are all now located at 33 Bill Richardson Drive. This was the first new building to be started in this exciting new development by Russell Cunningham. Construction started with huge enthusiasm and this urgency continued throughout the build as the completion date was set prior to design being completed and also prior to building consent being applied for. Construction started in November 2007 and completion date was set down for June 2008. The site location required careful planning due to roading and subdivision contract happening concurrently and because no services were available (power, water and sewer) so we had to make these assessments and provisions for our staff. Extensive excavations were required for the entire site including back filling with filter cloth and dunite rock for solid base. Driven timber piles were required around the perimeter and under determined point loads. All concrete tilt panels were cast on site and careful consideration had to be given to layout for lifting and pouring sequence. Health and Safety was paramount throughout construction, including site access, lifting procedures, lighting, trip hazards, and task co-ordination. Environmental Management was also important. Collection of rubble and rubbish was managed by providing deposit areas for paper, timber, steel and concrete. Each item was then collected every month and taken away for recycling. Staff input was taken into consideration as to the best practice for site Health and Safety and recycling / Environmental Management. The internal layout had to be carefully considered for all three entities to operate together but still remain separate companies. Extensive glazing to the street frontage with a very smart street appeal including "Exo Tec" façade system and aluminium louvers compliment a very smart and stylish building. The interior flow of this property works very well for Blackwoods Paykels and Protector Safety. The ringing tills send the message of the success. A very open and bright retail space greets customers as they walk in off the street. Staff amenities are situated on the first floor long with a meeting room and office area, floor to ceiling glazing facing the showroom creates a fantastic atmosphere. Storage to the rear of the building is spacious and bright and a pleasure to work in. Overall this new development was constructed within a tight time frame through some quite adverse weather conditions and the end result looks, feels and works fantastically. SILVER AWARD CATEGORY WINNERStahlton Industrial and Infrastructure ProjectInvercargill Army CentreCareful consideration had to be given to design to enable ease of flow but also to ensure limited access to security areas was maintained The result speaks for itself with a bright and welcoming interior to lecture and work areas. Main exterior is tilt panel construction with all panels being constructed on site but not before 150 SED piles were driven around the perimeter and then foundation could start. All this construction was performed one metre into the ground and constant pumping was required to keep trenches dry and safe. Floor was prepared and poured at the same time as foundation work was happening and this sped up construction time. Panel erection and assembly progressed very well and steel portal fabrication was underway at the same time so assembly was a simple task as soon as panel erection was complete. A mixture of stacked 20 series blocks and colour steel horizontal cladding gives a mix of commercial and residential look to the façade with skillion roof structure and sloping roof lines, this building is an attractive but very practical building on a high profile site. Great care and thought has been given to the placement of the office windows and meeting areas to maximise the radiant heat from the sun to provide natural light and heat for those occasional cold days experienced in Southland. Durability and safety were also two key factors which had to be considered and this has been addressed by utilising borrowed lights and solid core doors throughout the public areas. Security fencing provides limited areas for the general public and safety for the residents at this property. Health and Safety was a priority whilst construction was underway. Regular Health and Safety meetings were held by staff and management on site to ensure all personnel on site were working in a safe manner and that all visitors to site were aware of our Health and Safety Policies. Site and Company Environmental Policy of recycling was evident and commented on positively by client with collection points on site for paper, steel, concrete, timber and general rubble. A tight time frame was set for construction and a high quality finished product was required. The end product confirms that the quality is certainly been achieved for the client. Construction was right on time and on budget. Flow and ease of workability make this building a pleasure to work in for the new tenants
