Over 150 metres of rock had to be excavated to allow for construction of this impressive home. This three level property has concrete floors, all with 50mm polystyrene insulation, glazing to all windows and doors argon filled low ‘E’, blue/green tint. All walls and ceilings are gib lined, with 13mm negative detail to skirtings, architraves and ceiling junctions. The upmost attention has been given to quality control that is evident in the finishing in this property. SILVER AWARDABC Early Childhood Centre (Education Project Award)This building was purpose built and designed for early childhood learning. Design criteria was adapted from similar centers operating in Australia. The centre required onsite car parking, noise control in the play areas, acoustic fencing and artificial turf in outside play areas. Internal facilities include a reception area, an on site food preparation area, nappy changing area and sleep rooms with star light ceilings. The centre is divided into separate areas to accommodate the varying ages of children attending. Purpose designed joinery was fitted to the nappy changing, toilet and art preparation areas. Child safety requirements have been incorporated in the design throughout, including car park footpaths leading into the entry. Door handle heights were set at 1500mm in the activity rooms to prevent children wondering. Extensive use of internal glazing panels ensure children are supervised in all areas of activity, play and rest. The exterior of the building is designed to incorporate company colors and logos with functional verandahs for shade and shelter. The outside play area includes purpose built sandpits and play equipment with shade structures over all areas. The artificial turf allows for year round use of all outdoor areas.
SILVER AWARDBalmoral Lodge (Tourism & Leisure Project Award)This project consisted of the addition of twelve new motel units, a new reception area and a kitchen space. Balmoral Lodge units are a mix of paraplegic accessible, family, mezzanine and honeymoon suites. The reception area was designed to create a more attractive and visible entry point to the motels in addition to providing a more spacious area for staff and visitors. The architecture and colors of the new units had to tie in with the existing building in addition to creating a visual presence on the busy corner of Tay and Mary Streets, Invercargill. The design was also influenced by tight planning constraints. The west wall of Block A on Mary Street consisted mostly of bathrooms. The plumbing was designed to be internal so that the important street elevation wouldn’t be regarded as a back/service wall. Construction consists of precast concrete between the units and timber framed walls to the front and back of units. This creates excellent sound and fire control between the units. The floors are a mix of concrete slab on ground floor and suspended concrete slabs with timber framing used for mezzanine floors. The balustrades and gables on Block A were designed to help break up the large scale of this three storey elevation. Decks and verandah roofs help to provide weather protection for guests. The building of concrete poured insitu, suspended balconies and verandahs and curved balustrades were a major feature in this project resulting in an impressive, functional and attractive building.
